Based Manchester City Centre

£28,000 plus benefits.

This is an excellent opportunity to join a dedicated Property Asset Management business in Manchester, with the opportunity for flexible working hours and location. This role will require someone who can maintain stakeholder and client relationships on an accounting front along with the ability to work closely with property managers and administration staff.

The Client Accountant role is suitable to someone who does not want to work for a Corporate Practice and wants to be part of a friendly team. A confident approach is essential with the ability to work on your own but also a willingness to offer solutions and improvements to the current systems.

The appointed Client Accountant's responsibilities will include but not be limited to:

  • Attend client meetings

  • Management of client reporting and service charge accounting for a portfolio of clients

  • Preparation of year-end service charge accounts in line with RICS code of practice

  • Management of the periodic transfer of rent monies

  • Enter Service Charge Budgets onto the system, ensuring tenant accounts are amended.

  • Assist with the preparation of monthly and quarterly client statements and VAT reports

  • Billing of periodic rent, service charges and insurance charges to tenants

  • Billing of directly recoverable and ad hoc charges to tenants

  • Billing/Recovery of void/vacant unit service charge liabilities from client

  • Assist property managers with drafting of annual service budgets and implementation

  • Assist with general accounting duties across the department e.g. receipt BACs payments, supplier invoice upload and bank reconciliations

  • Assisting with resolution of complex tenant billing queries

  • Assist property manager with arrears chasing and liaising with PM/client regarding further action

  • Monitoring Service Charges ensuring cash flow as expected.

  • Liaise with clients on funding for void/vacant areas, resolving shortfalls to ensure supplier payments are settled within agreed payment terms

  • Deal with client/tenant/supplier enquiries by email/telephone as required

  • Calculation and compilation of completion statements, rent review calculations and interest

  • Ensure the smooth on boarding of new instructions and handover of outgoing properties, liaising with external parties as required.

  • Input of Lease Maintenance updates as and when requested.

  • Assist with the streamlining of the service charge accounting and cash reconciliation process

  • Review and assist with the accounting functions compliance with all RICS regulations, including CIS, VAT & NRL requirements.

Candidates will possess experience of having worked in a Client Accounting role with a strong understanding of service charge accounting. AAT/ACCA qualified, you will have experience and knowledge of property management systems (preferably Re-Leased), able to demonstrate strong experience with Microsoft packages specifically Excel. With excellent communication skills, you will be an effective communicator, comfortable liaising with both internal and external stakeholders.
