Cobalt is recruiting a Block Manager to manage a varied portfolio of residential blocks and housing developments across Southeast London.

The role and responsibilities
As Block Manager, you will take responsibility for a portfolio of residential blocks and housing developments across Southeast London.
Your responsibilities will include:
* Managing the day-to-day operation of your residential portfolio.
* Preparing annual service charge budgets and monitoring expenditure.
* Liaising with leaseholders, freeholders, residents, contractors and professional advisers.
* Arranging and monitoring maintenance, repairs and service contracts.
* Managing Section 20 consultation processes and associated works.
* Overseeing insurance claims where required.
* Arranging risk assessments and monitoring health and safety compliance.
* Conducting regular site inspections and maintaining oversight of property standards.
The skills needed and requirements
To be considered for this Block Manager position, you will need:
* Strong working knowledge of residential long leasehold and block management.
* Good working knowledge of relevant property management legislation.
* Clear communication skills across written, telephone and face-to-face communication.
* Good numerical and Microsoft Office skills.
* A full UK driving licence and access to your own vehicle.
A TPI qualification or another recognised property management qualification would be beneficial but is not essential.
