About the Role
Cobalt is working with a leading property management firm to appoint a Building Manager for a flagship commercial-led development in Central London.
This is a key role within a high-profile mixed-use asset that brings together offices, retail, leisure, and public realm. Reporting into the General Manager, you'll take day-to-day responsibility for the operational delivery across the retail and amenity spaces - including occupier engagement, compliance, and contractor oversight.
You'll join a structured on-site team with support from central compliance, engineering, and finance functions - making this an ideal next step for someone who enjoys working visibly and collaboratively on the ground.
Key responsibilities include:
Acting as the main on-site contact for retail and amenity occupiers - from fit-out through to day-to-day operations
Overseeing FM delivery across public realm, shared space, and tenant demises, including both hard and soft services
Leading on statutory compliance, including inspections, audit prep, documentation and remedial follow-up
Maintaining close oversight of contractor performance, with regular reviews against SLAs and KPIs
Managing tenant communication, service issue resolution, and support during handovers and move-ins
Updating building documentation such as the Occupier Handbook and Fit-Out Guide
Reviewing contractor invoicing, raising POs, and supporting budget control
Coordinating works and ensuring safety compliance through permits to work and method statement approvals
Conducting regular property inspections and maintaining records via systems such as RiskWise
Supporting the delivery of ESG and building accreditations such as BREEAM, NABERS, or WELL
Assisting with service charge budget preparation and financial reporting alongside the General Manager
This role will suit an experienced Building or Facilities Manager with a strong track record in retail, mixed-use, or public-facing environments. You'll need excellent communication skills, the ability to prioritise under pressure, and confidence engaging with tenants, suppliers, and internal stakeholders on a daily basis.
The successful applicant will be a confident communicator, equally at home resolving tenant queries as they are leading contractor meetings or tracking compliance actions. Experience managing shopping centres, retail parks, or leisure destinations will be highly advantageous, particularly where customer service and fit-out coordination have played a big part.
NEBOSH or IOSH is preferred, along with a working knowledge of compliance tracking and contractor management systems.
