About the Role

Cobalt is working with a forward-thinking property developer with a strong pipeline of residential-led schemes across London and the South East. With significant investment secured and major projects underway, this organisation is delivering a mix of Build-to-Sell, Build-to-Rent, Purpose-Built Student Accommodation (PBSA), and Co-living developments. The Role
This senior leadership role offers the opportunity to shape and grow an in-house construction function as the organisation transitions into a critical delivery phase. Sitting on the operational board and reporting directly to the Chief Operating Officer, the Construction Director will oversee the delivery of large-scale, complex mixed-use projects to the highest standards of quality, on time and within budget.

Key responsibilities include:

  • Defining and implementing a robust construction strategy for large-scale delivery.
  • Leading the creation and development of an in-house construction team.
  • Overseeing construction across multiple major projects (1,000-2,500 units).
  • Ensuring the highest standards of quality, health & safety, and compliance.
  • Setting and monitoring KPIs for performance, cost control, and risk management.
  • Building strong relationships with internal and external stakeholders.

Skills & Requirements

  • Working knowledge of delivering large-scale residential or mixed-use projects (£100m+).
  • Strong understanding of both contractor and client-side project delivery.
  • Excellent leadership, team-building, and communication skills.
  • Commercial acumen with deep knowledge of procurement and cost management.
  • Comfortable operating within a flat-structured, collaborative environment.
