About the Role
Cobalt Recruitment is partnering with a leading global real estate business to appoint a General Manager for a high-profile, high-rise office-led development in London. This is a senior site leadership role with genuine visibility across the wider business and strong progression potential - previous individuals in the position have moved into Associate Director roles.
The property is primarily a substantial commercial office asset, with residential elements adding further complexity around service charge, stakeholder management and major works. You'll take overall responsibility for the performance of the development, leading the site team and managing relationships across the client, occupiers and service partners.
This is not a step-up opportunity. We're looking for an established senior property professional whose core experience is in commercial office management, ideally across large or high-rise assets. Residential knowledge is important, but as an additional layer to a strong commercial background rather than the primary focus of your experience.
Key responsibilities include:
- Taking overall responsibility for the operational, commercial and financial performance of the property.
- Leading and developing the on-site team and setting clear standards across service delivery.
- Acting as a senior point of contact for the client, commercial occupiers, residential stakeholders and service partners.
- Managing service charge budgets and expenditure across both commercial and residential elements.
- Applying a practical understanding of Section 20 consultation and its impact on budgets, invoicing and major works.
- Maintaining high standards across H&S, statutory compliance, risk management and emergency planning.
- Managing hard and soft service contracts, procurement, tendering and contractor performance.
- Overseeing significant technical projects, fit-outs and major works across the development.
- Providing informed oversight of complex plant and building infrastructure.
- Producing clear client reporting and ensuring agreed KPIs and business plans are delivered.
A strong track record in commercial office property management is essential. You are likely to already be operating at General Manager, Senior Building Manager, Senior Estate Manager or equivalent level within a substantial commercial asset.
Alongside this, you'll need enough residential exposure to understand the additional requirements that come with a mixed-use development, particularly Section 20, service charge splits and major works. This should complement, rather than replace, your commercial office experience.
A technical or engineering background would be particularly valuable, although strong experience managing major projects, fit-outs and technically complex buildings will also be considered.
We're looking for a confident, credible leader with excellent communication skills who can manage senior stakeholders, challenge where required and build a high-performing team.
