About the Role
Cobalt is partnering with a national property owner and operator as they look to hire a Regional Facilities Manager to oversee a Build to Rent portfolio across London.
This is a key role within the operations team, responsible for delivering safe, efficient, and high-quality building performance across a portfolio of modern rental developments. With a strong pipeline and established presence in the market, the business offers long-term stability, a progressive culture, and the opportunity to be part of a growing residential platform.
You'll take ownership of day-to-day FM performance across your region, supporting on-site teams, managing suppliers, and ensuring compliance, customer service, and asset integrity are delivered consistently across all locations.
Key responsibilities include:
Overseeing hard and soft FM delivery across a multi-site residential portfolio
Supporting and developing on-site facilities teams, setting standards and ensuring consistency
Managing planned and reactive maintenance programmes across plant, M&E, and building fabric
Ensuring full compliance with health and safety regulations and statutory requirements
Overseeing contractor performance, tendering, mobilisation, and performance reviews
Supporting budget management and service charge planning alongside central functions
Acting as escalation point for complex maintenance issues and service complaints
Carrying out regular site visits and audits, with clear action planning and follow-up
Collaborating with mobilisation and development teams on new scheme handovers
Contributing to sustainability, customer experience, and lifecycle maintenance initiatives
This role will suit an experienced FM professional with strong multi-site experience in the residential, hospitality, or mixed-use sectors. Experience managing BTR or PRS buildings is highly desirable, along with a working knowledge of landlord obligations, residential compliance, and customer-led service delivery.
You'll be confident leading remote teams, engaging with suppliers, and influencing internal stakeholders. An IOSH or NEBOSH is essential for this role
