Surveyor, Commercial Property Management

Cobalt is working with a leading real estate consultancy to recruit a Surveyor into its established Commercial Property Management team in Manchester.

This is an excellent opportunity for a property professional looking to develop their career within a well established platform, working across a varied portfolio of commercial assets and gaining exposure to all aspects of property and asset management.

The Role

Working alongside senior members of the Property Management team, you will take responsibility for the day-to-day management of a portfolio of commercial properties while developing strong relationships with clients, occupiers and external stakeholders.

Your responsibilities will include:

• Managing day-to-day landlord and occupier matters across a commercial property portfolio.
• Undertaking regular property inspections and ensuring issues are identified and resolved effectively.
• Supporting lease management matters, including licences to alter, assignments, underlettings and tenant compliance.
• Monitoring lease covenants and working with occupiers to resolve property-related issues.
• Assisting with service charge budgets, reconciliations and cash-flow forecasting in accordance with RICS guidance.
• Monitoring income, arrears and other property-related financial information.
• Working closely with facilities management teams, contractors and external suppliers.
• Supporting ESG and sustainability initiatives across managed assets.
• Assisting with the onboarding and transition of new properties and client instructions.
• Supporting refurbishment, maintenance and major works programmes.
• Managing vacant properties and ensuring appropriate compliance and insurance requirements are met.
• Building strong relationships with occupiers and gathering feedback and intelligence to support clients.
• Producing client reports and contributing to regular client meetings.
• Identifying opportunities to improve asset performance and enhance service delivery.

About You

You will ideally have experience within commercial property management, either within a consultancy or property owner/investor environment.

We are particularly interested in candidates who:

• Are working towards MRICS or have recently qualified.
• Have experience managing commercial property.
• Understand landlord and tenant matters and commercial leases.
• Have exposure to service charges, property inspections and occupier management.
• Are commercially aware and comfortable dealing directly with clients.
• Have strong organisational and communication skills.
• Can manage multiple properties and competing priorities effectively.
