Senior Lettings Negotiator (PRS/BTR)

Based Manchester

Up to £35,000

My client, a multi-award winning business with residential properties across the UK, is seeking an exceptional candidate to join their team. The role will involve assisting the Lettings Manager where necessary and supporting with day to day management of a team of Lettings Negotiators, whilst working closely with the operations team, including Property Managers and Resident Services teams. The successful applicant will assist in carrying out all lead generation duties and will have a wider commercial view on each specific site, onboard PRS units with photography, measurements and descriptions, and assist in valuing each unit and portfolio, all whilst providing exceptional service both internally and externally to all main stakeholders.

The Role

  • To develop and assist on all lead generation activities
  • To manage all social media for the site
  • To oversee and support all Lettings Negotiators work on site
  • To maintain and cultivate all corporate relationships with the Lettings Manager
  • Quality screening of applications pre-referencing
  • Ensuring total compliance on Lettings processes
  • Uploading property details and property portal adverts
  • Releasing properties to market upon instruction from Lettings Manager
  • Confirming viewings diary
  • Daily reporting
  • Qualification of viewers/applicants in line with business rules
  • Conducting viewings
  • Monitoring/reporting on competition
  • Responsible for ensuring show flats and communal areas are presentable each morning
  • Key audit on a regular basis

Requirements

  • Experience of working in an administrative role managing a high volume workload is essential
  • Previous Residential Property Sales experience and delivering exceptional customer service is desirable
  • Demonstrable knowledge and understanding of residential lettings is essential
  • ARLA 2 is essential and working towards Level 3 is preferred
  • A strong team player who is self-motivated, industrious and works well under pressure
  • Previous experience of successfully managing and developing a team
  • Ability to delegate, support and train others
  • Able to demonstrate lead generation skills
  • Detail oriented, able to set priorities, complete simultaneous projects and ability to meet tight deadlines - strong time management and organisational skills
  • Proven numeracy skills with a good academic record
  • Computer literate including minimum Intermediate standard when using Microsoft packages, Outlook, Excel and Word
  • Previous database experience would be beneficial
  • Excellent communication skills, able to communicate effectively in both written and oral, at all levels, internally and externally
