Cobalt are thrilled to be partnered with a busy and growing SME residential developer and promoter, hiring a senior team member within their Hertfordshire office. Working primarily within the strategic land space, this role will be a key one in their continued expansion in the region.

Your role will be to identify sites with the potential for promotion within current and emerging Local Plans across the region including Essex, Cambs, Herts, Beds and Bucks. Whether this identification is through agents or off-market, you will need to have experience in negotiating these deals, being adept at leading on conversations with landowners and other stakeholders.

The established and successful team are lean, yet experienced in both the identification, promotion and obtaining of full planning permission of residential-led sites throughout the region. You will be replacing someone who has been internally promoted, supported by a skilled team, and have a team lead with vast knowledge of the sector. Others in the team will focus on the promotion of these sites, while your focus will be primarily on the land deals, and signing up these sites through unconditional and subject-to planning agreements.

Your responsibilities will include:

·Searching for viable sites through contacts, software, such as LandTech.

·Maintaining and growing a contact book of landowners and agents in the region.

·Managing a land bank and numerous ongoing and future deals as part of the team's pipeline.

·Meeting with landowners and stakeholders.

·Negotiating land deals and drafting Heads of Terms with lawyers.

·Working in conjunction with planners in the team and externally on the ongoing promotion of sites signed up.

·Keeping up-to-date on changes in planning policy and updates on Local Plans.

You will ideally:

·Have at least five years within land, focused on strategic sites.

·Be adept at negotiating and a track record in securing sites.

·Have a strong knowledge of the patch.

·Be a team player and a confident communicator.

·Be MRICS or equivalent.
