About the Role

Cobalt is delighted to be partnering with a luxury property management business to appoint an Assistant Building Manager for a landmark multi-occupied commercial office environment. This is an excellent opportunity to join a high-profile asset where operational excellence, occupier experience and first-class building management are central to the success of the property

Working hand in glove with the General Manager, you will play a key role in the day-to-day operation of a premium commercial building, taking ownership of building performance, statutory compliance, contractor management and service delivery. The role offers a significant platform to grow your career in property management, combining operational leadership with stakeholder engagement making it well suited to an ambitious facilities or building management professional looking to broaden their responsibilities within a prestigious commercial environment.

Key responsibilities:

  • Support the day-to-day operational management of a multi-occupied commercial property, ensuring services are delivered safely, efficiently and in line with agreed standards.

  • Lead the coordination of planned preventative maintenance (PPMs) and reactive maintenance activities, ensuring works are completed within agreed timescales.

  • Carry out regular building inspections across front and back-of-house areas, identifying defects and driving actions through to completion.

  • Manage and monitor specialist contractors and service partners, including security, cleaning and engineering providers, ensuring performance against KPIs, SLAs and contractual obligations.

  • Oversee statutory compliance activities, including health and safety, fire safety, water hygiene, asbestos, lift maintenance and M&E compliance.

  • Review contractor RAMS, manage Permit to Work processes and ensure safe systems of work are consistently applied.

  • Build strong working relationships with occupiers, responding proactively to operational queries and maintaining high levels of customer service.

  • Support the coordination of refurbishment, lifecycle and occupier fit-out projects, ensuring operational disruption is minimised.

  • Raise purchase orders, obtain contractor quotations and assist with monitoring operational expenditure and service contracts.

  • Maintain accurate compliance records, operational trackers and property reports to support audit readiness.

  • Act as a key point of contact during building incidents and emergency situations, coordinating service partners and ensuring appropriate escalation where required.

  • Deputise for the General Manager when required, providing leadership and continuity across all aspects of building operations.

As the successful applicant, you'll be able to demonstrate a firm foundation of FM knowledge including health and safety, contract management, and on-site maintenance. Ideally you will support this experience with an IOSH although this is not essential as our client is willing to support you in obtaining this qualification if successful. This opportunity would suit an established Assistant Facilities Manager or similar seeking greater operational responsibility and a clear pathway towards General Manager level within a growing brand committed to your training and development
