About the Role
Cobalt Recruitment is delighted to be representing a global real estate investment and asset management organisation in the appointment of an Assistant Operations Manager for a newly developed, Grade A commercial office asset in the City of London. This is a rare opportunity to join a high-profile, multi-let building at an early stage of its operational lifecycle, supporting the delivery of best-in-class FM services within a premium occupier environment.
The successful individual will work closely with the Operations Manager to oversee day-to-day soft services and front-of-house operations, ensuring a seamless occupier experience across a complex, design-led asset. With a strong emphasis on service excellence, ESG integration, and operational consistency, this role offers clear exposure to a forward-thinking property management approach and the opportunity to develop within a globally recognised platform.
KEY RESPONSIBILITIES
- Support the operational delivery of soft services including cleaning, security, reception, and helpdesk functions
- Supervise service partners, monitoring performance against SLAs and KPIs
- Assist with contractor management, including performance reviews and regular meetings
- Build and maintain strong occupier relationships, responding to queries and ensuring high levels of satisfaction
- Coordinate and oversee small works programmes, ensuring timely delivery and quality control
- Support the administration and monitoring of service charge budgets, including PO and invoice processes
- Conduct regular building inspections, identifying and tracking remedial actions
- Ensure compliance with health & safety legislation, policies, and site procedures
- Assist in the planning and execution of emergency procedures, including fire drills
- Contribute to sustainability initiatives and ESG objectives across the asset
- Maintain accurate records via CAFM and internal reporting systems
- Deputise for the Operations Manager when required
The ideal applicant will have prior experience within a property or facilities management environment, with exposure to managing total FM services within a multi-tenanted commercial asset. A strong understanding of health & safety legislation and contractor management is essential, alongside demonstrable experience in delivering high levels of customer service. IOSH certification is expected at this level, with candidates working towards further professional development viewed favourably.
