About the Role
Cobalt is working with a leading property management business to appoint an Associate Director to help lead the delivery of facilities management across a regional portfolio of commercial assets.
This is a senior leadership role where you'll support the Head of FM in managing a high-performing team while driving operational consistency, compliance, and service excellence across a varied estate. With line management responsibility for several direct reports and visibility across all core service areas, this is an ideal opportunity for someone who combines strong leadership with hands-on operational credibility.
You'll play a key role in ensuring performance across a wide range of properties, acting as a trusted point of contact for internal teams, occupiers, and clients, and helping shape and deliver the wider FM strategy.
Key responsibilities include:
Acting as the senior point of escalation for FM delivery across a regional portfolio
Leading a team of Facilities Managers and supporting their development, performance, and succession
Overseeing health and safety compliance across multiple properties, including reporting and audits
Supporting budget preparation and service charge forecasting in collaboration with finance teams
Leading on procurement, contractor performance, and supplier management
Working with occupiers and clients to ensure high levels of customer satisfaction and engagement
Developing and maintaining building documentation, policies, and compliance systems
Supporting delivery of ESG and sustainability targets in partnership with internal leads
Driving operational consistency and best practice across the FM team
Acting as a role model and mentor within the FM function and contributing to wider business initiatives
This role will suit an experienced FM leader with a strong understanding of commercial property, a proven ability to lead teams, and a hands-on approach to operational delivery. You'll be confident in a client-facing role and capable of managing multiple priorities across a geographically spread portfolio. A background in managing both single and multi-let assets is preferred, along with strong knowledge of compliance, contract management, and service charge budgeting. IOSH or NEBOSH is essential.
