About the Role

Cobalt is working with a well-established property consultancy to appoint an Associate Director within its Property Management team in Birmingham.

This is an opportunity for a Senior Surveyor looking to take the next step into an Associate Director position, or an existing Associate Director seeking a broader portfolio and greater autonomy. The successful candidate will take ownership of a diverse commercial property portfolio spanning Birmingham and the South, working closely with the Head of Birmingham and a wider multidisciplinary team.

The Role

As Associate Director, you will take responsibility for managing a portfolio of commercial assets while building strong relationships with clients, occupiers and professional advisers.

This is a hands-on Property Management role suited to someone who enjoys taking ownership, identifying solutions and delivering a high level of service across a varied portfolio.

Key responsibilities include:

  • Managing a portfolio of commercial properties on behalf of a range of clients.
    * Building and maintaining client relationships.
    * Managing lease and tenancy schedules.
    * Overseeing lease events, rent reviews and lease expiries.
    * Managing occupier applications and licences.
    * Preparing reports and attending client meetings.
    * Monitoring service charge expenditure and reporting.
    * Working with the property management accounts team on budgets, reconciliations and arrears management.
    * Supporting acquisitions and disposals through due diligence activities.
    * Managing and supporting members of the wider team.
    * Working closely with Facilities Management, Client Finance and other internal service lines.
    * Supporting business development initiatives and cross-selling opportunities.

Skills Required

To be considered for this Associate Director opportunity, you will ideally have:

  • MRICS qualification.
    * Degree-level qualification.
    * Working knowledge of commercial property management within the office sector or a similar environment.
    * Experience managing lease events, rent reviews and lease expiries.
    * Good landlord and tenant knowledge.
    * Understanding of office market trends and occupier requirements.
    * Knowledge of service charges, statements of account and arrears recovery.
    * Experience managing client relationships.
    * Experience supporting and developing team members.
    * A proactive approach with the confidence to take ownership of a portfolio and resolve issues effectively.
