Cobalt is working with a residential property management company seeking a Property Manager to oversee a portfolio of residential developments.
The organisation focuses on maintaining high standards of property management, building relationships with clients and leaseholders, and delivering a consistent service across its portfolio.
This opportunity offers a Property Manager the autonomy to manage their own portfolio while benefiting from the support of an established management team.
The role and responsibilities
Reporting directly to the Deputy Team Manager, with additional support from the Team Manager and Head of Property Management, the Property Manager will oversee a portfolio of at least 250 residential units across developments of varying sizes.
The role offers responsibility for day-to-day property operations, financial management, compliance and client relationships.
Key responsibilities include:
- Managing a portfolio of at least 250 residential units, ensuring compliance with management agreements and lease obligations.
- Conducting regular site inspections, identifying maintenance requirements and ensuring health and safety standards are met.
- Preparing and managing service charge budgets, monitoring expenditure and producing financial forecasts.
- Overseeing contractors, obtaining quotations and monitoring maintenance works to ensure value for money.
- Building relationships with clients and leaseholders through regular communication, meetings and reporting.
- Managing on-site staff and overseeing the delivery of property management services.
- Identifying opportunities to improve portfolio performance and resolving operational issues independently.
- Understanding contractual responsibilities, including identifying and recording additional chargeable services.
- Participating in the out-of-hours rota for a minimum of two weeks per year.
