Business Development Manager
Location: Mainly remote with travel across the UK and London and once every few weeks to an office base.

The Organisation
Cobalt is working with a fast-growing European property services group that has expanded across multiple countries through a combination of acquisition and organic growth.
The organisation has grown significantly over the past decade and has recently launched its UK platform. The UK business already includes several property management companies and specialist compliance services, with further acquisitions in progress.
With an ambitious UK growth strategy and a strong pipeline of acquisitions, the business is now building a centralised commercial function to support continued expansion.
The Role
This Business Development role sits within a growth-focused platform and will support multiple property management brands across the UK.
Initially, the Business Development Manager/Director will focus on generating and converting new management opportunities for several businesses that currently operate without a dedicated business development resource.
As the platform continues to grow through acquisition, this Business Development hire will also play a key role in shaping a wider UK sales capability.
Responsibilities will include:
- Following up and converting marketing-generated enquiries.
* Qualifying opportunities and conducting property site visits.
* Preparing and reviewing service charge budgets.
* Identifying cost efficiencies and value engineering opportunities across residential properties.
* Preparing and submitting tender responses.
* Presenting proposals to boards of directors and resident committees.
* Negotiating management contracts and securing new instructions.
* Converting qualified opportunities into long-term management appointments.
The Business Development Manager will operate across several brands and must be comfortable adapting their approach to different client propositions.
Skills and Experience
Our client is seeking a Business Development professional with strong sector credibility within residential block management but is open on experience and job title.
Key requirements include:
- Working knowledge of residential block management and service charge structures.
* Experience working with Resident Management Companies (RMCs).
* Experience working with Right to Manage (RTM) companies.
* A track record of converting qualified opportunities into management contracts.
* Confidence presenting proposals to client boards and decision makers.
* Strong commercial awareness and contract negotiation capability.
The successful Business Development Director will combine sector understanding with a consultative sales approach and the ability to manage multiple opportunities simultaneously.
