About the Role

Cobalt is working with a specialist real estate lender to appoint a Construction Director, providing technical oversight and risk management across a diverse development loan portfolio from origination through to exit.

The organisation

The business works across a broad range of residential-led schemes and places strong emphasis on risk management, collaboration, and informed decision-making across its portfolio.

The role

  • Undertaking technical due diligence on new lending opportunities, including reviewing counterparties, contractors, and professional teams.
  • Reviewing development appraisals, construction budgets, and programmes to assess viability and delivery risk.
  • Managing external monitoring surveyors and reviewing monthly reports to identify risks and recommend mitigation strategies.
  • Supporting credit decisions through detailed analysis of technical and construction documentation.
  • Monitoring cost and programme performance across live projects and advising on variances.
  • Reviewing and approving drawdowns in line with construction progress and milestones.
  • Undertaking site visits and engaging with sponsors, contractors, and consultants to assess delivery and quality.
  • Supporting portfolio reviews, re-underwriting, and technical input on workout scenarios.

Skills and experience

  • Chartered status (MRICS or MCIOB) with a background in Building Surveying or Quantity Surveying.
  • Working knowledge of construction monitoring, development appraisals, and cost management.
  • Experience acting as a Monitoring Surveyor within a consultancy environment.
  • Understanding of lender-side requirements or advisory work on behalf of funders.
