About the Role
Cobalt is working with a progressive property and regeneration consultancy to appoint a Consultant / Senior Consultant to its growing Property team in London.
This is an opportunity for someone who understands the commercial mechanics of property and development but wants to apply that knowledge beyond traditional surveying. You will work across regeneration, placemaking, development and property strategy, helping clients turn complex ideas into deliverable projects.
The organisation
Our client is a multidisciplinary consultancy working across property, regeneration, economic development, placemaking and investment.
Working with public, private and civil society organisations across the UK and Ireland, the team combines commercial property thinking with research, strategy and delivery. Its projects range from major masterplans and city-centre regeneration to investment strategies and the reuse and repurposing of assets.
Rather than operating as a traditional property consultancy, the business considers the wider economic and social context of development alongside its commercial realities.
You will join a growing Property team with access to Directors, clients and decision-makers, alongside clear opportunities to progress as the national property offer expands.
The London team works on a hybrid basis, with at least three days per week in its central London office. There may also be flexibility for a Manchester-based appointment for the right person.
The role and responsibilities
You will advise clients on how property can support regeneration, placemaking and development objectives, taking projects from early strategy and viability towards practical delivery.
Your responsibilities will include:
* Providing property and development advice across regeneration, masterplanning and place-based projects.
* Undertaking and interpreting development viability and appraisal work using Argus Developer and/or Excel.
* Applying your understanding of leases, rents, renewals, values and development economics to wider client challenges.
* Undertaking property market research and analysis across commercial and residential sectors.
* Advising clients on development, investment, funding and delivery strategies.
* Identifying opportunities for investment, value creation, reuse and repurposing of property and assets.
* Managing project workstreams and taking ownership of outputs across multiple projects.
* Working directly with clients, local authorities, developers and multidisciplinary project teams.
* Producing clear reports, strategies, presentations, bids and proposals.
You will work closely with senior members of the Property team while collaborating with specialists from across the wider business. This provides exposure to different disciplines and the opportunity to influence how projects progress from analysis into delivery.
The skills needed and requirements
We are looking for someone who can combine commercial property knowledge with strategic thinking and client advisory skills.
You will need:
* Experience within regeneration, development, placemaking or strategic property advisory.
* A strong working knowledge of the commercial fundamentals of property and development, including viability, rents, leases and property economics.
* A working knowledge of development appraisals using Argus Developer and/or Excel.
* The ability to analyse property markets across commercial and residential sectors and translate findings into recommendations.
* The ability to combine analytical work with strategy, project management and practical delivery.
* Strong written and verbal communication skills, including the ability to work directly with clients and multidisciplinary teams.
* MRICS accreditation or demonstrable progress towards chartership.
This opportunity could suit someone currently working in development consultancy, regeneration consultancy, development surveying or a broader property advisory practice. Candidates from masterplanning, architecture or economic development backgrounds may also be relevant where they have a strong commercial understanding of property, development viability and delivery.

The salary is £35,000-£55,000, depending on level and experience.
