Data Centres, Valuation Surveyor / Analyst

Cobalt is working with a leading international real estate consultancy looking to appoint a Surveyor or Senior Surveyor into its growing Data Centre Valuation & Advisory team in London

.

This is an excellent opportunity for an analytically strong individual with experience in financial modelling, discounted cash flow (DCF) valuations and ARGUS, looking to develop their career within one of the fastest-growing sectors of commercial real estate.

Experience within Data Centres would be particularly attractive; however, candidates with valuation or investment experience across other operational real estate assets will also be considered, including hotels, healthcare, student accommodation, self-storage and other income-producing specialist assets. Also open to speaking with Analysts who have strong financial modelling skills.

The Role

Working alongside experienced valuation and advisory professionals, you will support a broad range of assignments across the UK, EMEA and international markets.

Key responsibilities include:

• Building, reviewing and refining complex financial models, with a particular emphasis on DCF analysis and ARGUS Enterprise / ARGUS Developer.
• Undertaking valuations of operational data centres, development assets and investment portfolios.
• Analysing financial performance, operational income, capital expenditure and development assumptions.
• Supporting transaction underwriting, commercial due diligence, secured lending and financial reporting assignments.
• Reviewing financial statements, construction contracts, operating agreements and other commercial documentation.
• Producing detailed valuation reports and investment analysis for institutional investors, lenders and private equity clients.

About You

We are particularly interested in candidates who can demonstrate:

• Strong financial modelling capabilities, including advanced Excel and hands-on DCF modelling experience.
• Experience using ARGUS Enterprise and/or ARGUS Developer, ideally within a valuation or investment environment.
• Experience valuing or analysing data centres or other operational real estate assets.
• A strong understanding of investment valuation methodologies, income analysis and cash flow forecasting.
• A background in commercial valuation, investment analysis, real estate advisory or a related discipline.
• MRICS qualification or progress towards chartership would be advantageous.
