Development Manager - Industrial and Logistics

Cobalt is working with a real estate investor and developer to appoint a Development Manager to support the delivery of industrial and logistics projects across Ireland.

The organisation

Our client is an established real estate platform with a strong track record across urban and infill industrial and logistics assets throughout Europe. With significant capital backing and an active development pipeline, the business combines investment and delivery expertise across major European markets.

The role

Reporting into the senior leadership team, you will take responsibility for the delivery of development and refurbishment projects across Ireland, overseeing schemes from pre-acquisition through to practical completion.

Key responsibilities will include:

• Overseeing active construction and refurbishment projects, maintaining regular site presence and clear oversight of progress.
• Managing programme and budget to ensure projects align with agreed business plans.
• Supporting development appraisals and acquisition due diligence, with a focus on construction risk and cost.
• Navigating projects through the Irish planning system and managing statutory approvals.
• Appointing and managing consultants and contractors across all stages of the development lifecycle.
• Administering building contracts in collaboration with legal advisers and Employer's Representatives.
• Reporting on cost, risk and programme to internal stakeholders and capital partners.
• Championing ESG initiatives and sustainable construction solutions across projects.

Skills and experience

• Working knowledge of development or project management within the real estate sector, ideally across industrial or logistics assets.
• Professional qualification such as RICS, SCSI, RIBA or equivalent.
• Experience across both pre-contract and post-contract stages of delivery.
• Understanding of development appraisals, cashflow forecasting and statutory approval processes.
• Experience managing consultants and negotiating construction contracts.
• Clear communication skills with the ability to manage multiple stakeholders.
