Build to Rent

Cobalt is working with an established operator to appoint a General Manager for a modern Build to Rent development in West London.

This is an opportunity to take overall responsibility for a significant residential building, leading the onsite team while overseeing operations, resident experience, commercial performance and building compliance.

Given the nature of the development, previous experience managing health and safety and compliance within a complex residential building is essential. The location also means this opportunity will particularly suit someone based in, or within a reliable commute of, West London.

The development offers an extensive range of resident amenities and communal spaces, creating an environment where the General Manager can have a direct impact on both operational performance and the resident experience.

The role and responsibilities

As General Manager, you will have overall responsibility for the day-to-day performance of the development, leading the onsite property management and lettings teams.

Your responsibilities will include:

* Leading, coaching and developing the onsite team, setting clear objectives and managing performance.

* Taking ownership of health and safety compliance and ensuring statutory requirements are met across the building.

* Conducting regular building inspections and ensuring property management or compliance issues are resolved appropriately.

* Working closely with Facilities Management to oversee planned maintenance, contractors and compliance measures.

* Overseeing the resident experience, including the resolution of complex complaints and delivery of community initiatives.

* Monitoring the local rental market and contributing to leasing, marketing and pricing strategy.

* Managing site expenditure against budget, reviewing financial performance and identifying appropriate cost efficiencies and additional income opportunities.

* Building effective relationships with residents, commercial occupiers, contractors and other stakeholders.

* Supporting the wider portfolio when required, including site visits, mentoring other managers and contributing to operational strategy.

The General Manager will also play an important role during any major building incident, so sound judgement and confidence dealing with complex operational matters will be important.

The skills needed

We are looking for someone with experience managing a residential property or comparable operational environment, with a particular emphasis on building compliance and customer service.

You will need:

* Strong working knowledge of health and safety compliance and complex building matters.

* Experience leading and developing an onsite team.

* Working knowledge of managing expenditure against agreed budgets.

* Good financial management skills and the ability to interpret site performance.

* The ability to make considered decisions when dealing with operational or resident issues.

* Good written and verbal communication skills.

* An organised approach to managing competing operational priorities.

* Working knowledge of relevant IT systems.

* The ability to commute reliably to the West London development.

An ARLA qualification and/or IOSH qualification would be advantageous but is not essential.

Salary and working pattern

The salary is up to £60,000, alongside an up to 20% discretionary bonus linked to KPIs.

The General Manager will work five days over seven, typically 9am-6pm, with flexibility required according to the needs of the development.
