About the Role
Cobalt is partnering with a leading property owner to appoint an Operations Manager for a landmark multi-let office building in the City of London.
Working alongside the General Manager and wider on-site team, this is a senior operational role focused on the day-to-day delivery of a top-tier total FM service delivery with a strong focus on customer experience, stakeholder engagement, and contractor performance.
The role is ideally suited to someone with a solid FM background in premium commercial real estate, who is confident in driving service improvements, while maintaining close links with occupiers and delivering against ESG and compliance objectives.
Key responsibilities include:
Acting as a key operational lead on site, building strong occupier relationships through regular engagement
Supporting the General Manager with budgeting, procurement, and service charge management for soft services
Auditing contractor performance, reviewing SLAs/KPIs, and maintaining accurate spend and invoicing records
Managing service mobilisation, tenant move-ins and fit-out processes
Coordinating H&S compliance activities and acting as Responsible Person in the GM's absence
Driving innovation in service delivery, promoting tech-enabled solutions and ESG improvements
Responding to building issues and escalations, maintaining high standards in a live operational environment
This role will suit a TFM professional with experience managing large, multi-tenanted buildings or estates. You'll have strong people management experience, commercial acumen, and the confidence to represent a landmark building and its operational performance to senior stakeholders.
IOSH is required, while NEBOSH, IWFM or relevant professional membership is advantageous. Experience in a service charge environment is essential, along with a hands-on leadership style and a solutions-focused mindset
