Property Manager - Associate / Associate Director | Peterborough
Cobalt is recruiting a Property Manager for an established property consultancy in Peterborough, with scope to appoint at either Associate or Associate Director level depending on the successful candidate.
This creates flexibility for someone ready for a broader property management position as well as an established senior professional looking for greater responsibility.
The organisation
Our client is an established property consultancy advising property owners across residential portfolios and estates.
You will work alongside property managers, administrators and other property specialists in an environment focused on career development, collaboration and high standards of client service.
The role/responsibilities
As Property Manager, you will manage a residential portfolio, with the final portfolio size and level of responsibility determined by the level of appointment.
Your responsibilities will include:
* Managing residential properties while maintaining appropriate service and compliance standards.
* Acting as a key point of contact for clients, tenants and contractors.
* Carrying out inspections and overseeing repairs and contractor instructions.
* Managing tenancies and lettings and advising on market values and letting options.
* Managing rent reviews and supporting the effective management of arrears.
* Managing estate budgets and cashflows.
* Advising clients on relevant legislative and policy changes.
* Identifying opportunities to improve the management of client portfolios.
* Contributing to pitches and the development of new and existing client relationships.
At Associate Director level, the Property Manager will also have greater involvement in supporting and developing other property managers.
The skills needed/requirements
We are interested in speaking with candidates who offer:
* Strong working knowledge of residential property or portfolio management.
* Working knowledge of tenancies, lettings, property inspections and rent reviews.
* Experience managing relationships with clients, tenants and contractors.
* Working knowledge of property budgets, cashflows and arrears.
* The ability to manage competing priorities across a residential portfolio.
For an Associate Director-level appointment, ARLA or MRICS qualification would be expected. However, candidates at Associate level without an existing qualification can be considered where they have the relevant working knowledge and are prepared to complete ARLA after joining.
The flexibility around level makes this Property Manager opportunity particularly suited to candidates looking for a position that can reflect their current capability while offering further development.
Salary will depend on appointment level, with up to £35,000 plus approximately £5,200 car allowance at Associate level and up to £45,000 plus approximately £6,200 car allowance at Associate Director level.
