Property Manager

Cobalt is recruiting a Property Manager to take responsibility for a portfolio of residential and, where applicable, mixed-use buildings and estates. This is a varied opportunity combining day-to-day property management with direct client, leaseholder and contractor relationships.

The Property Manager will take ownership of their portfolio while ensuring properties are managed in line with relevant legislation, regulation and industry best practice. The role reports to a Regional Head and may also provide the opportunity to support the development of an Assistant Property Manager.

As Property Manager, you will act as a key point of contact for clients, freeholders and leaseholders across your portfolio. Your responsibilities will include:

* Managing the day-to-day operation of residential and mixed-use properties within your portfolio.

* Carrying out property inspections, producing reports and coordinating planned and reactive maintenance.

* Preparing service-charge budgets and working with clients, landlords and Accounts teams on annual accounts and financial queries.

* Managing contractors and other professionals, including obtaining quotations, issuing instructions and overseeing completed works.

* Maintaining appropriate Health & Safety, risk assessment and compliance records.

* Managing building insurance requirements and supporting the resolution of insurance claims.

* Attending client, resident, AGM and EGM meetings where required, with some meetings potentially taking place outside standard working hours.

* Managing statutory consultation requirements, including Section 20 processes relating to qualifying major works and long-term contracts.

* Supporting clients and residents with lease-related matters, including breaches and relevant lease obligations.

* Responding to complaints and working with internal colleagues where matters progress through the complaints process.

* Maintaining Planned Preventative Maintenance schedules and coordinating relevant inspections of building plant and equipment.

* Supporting and developing an Assistant Property Manager where applicable.

The skills and requirements

We are looking for a Property Manager with a practical working knowledge of residential leasehold property management and the ability to manage relationships with a range of stakeholders.

* Working knowledge of residential property management, including leasehold responsibilities and relevant legislation.

* Working knowledge of service-charge budgeting and property-related financial processes.

* An understanding of property maintenance, contractor management and Health & Safety requirements.

* An understanding of statutory consultation and Section 20 requirements.
