About the Role
Residential Portfolio Manager
Weybridge | office based with 1 day working from home if preferred.
A brilliant opportunity for an experienced Residential Property Manager to step into a client-side, portfolio-level role, managing a diverse residential portfolio of approx. 350 units across Surrey, Hampshire, Berkshire and London.
If you're currently in residential property management and want to move away from day to day property management this role offers more responsibility, autonomy, and strategic oversight.
The Role
You will oversee and manage seven managing agents, ensuring the residential portfolio performs at its best. Day-to-day, you'll review agent performance, maintain compliance, reduce costs, analyse expenditure, and lead proactive maintenance across the portfolio.
This is a varied, hands-on and highly autonomous role where you will truly shape how the portfolio is run.
Key Responsibilities
Lead and coordinate seven residential managing agents
Keep on top of voids, lettings, renewals and rent increases
Review inspection reports and identify upgrades/PPM needs
Drive proactive maintenance and analyse ROI on larger works
Manage lift maintenance, fire alarms, dry risers, boilers and utilities
Oversee service contracts (utilities, broadband, lifts, safety systems)
Handle all residential invoices, cost reviews and reporting
Run compliance checks: EPCs, GSCs, EICRs, H&S & FRA schedules
Manage insurance claims end-to-end
Directly manage the London portfolio (until outsourced)
Support freehold/leasehold block management and service charges
About You
Minimum 2 years' residential property management experience
Strong organisational skills and a proactive, solutions-driven mindset
Confident working with third-party agents and contractors
Able to challenge costs and identify savings
Happy travelling regionally for meetings
