About the Role
Cobalt is working with a respected London housing association to recruit experienced Project Surveyors to deliver major cladding and fire safety remediation projects across their portfolio.
This is a crucial role within their Latent Defects and Special Projects team - overseeing complex post-construction remediation works that make a tangible impact on residents' safety and building compliance.
Our client is a long-established housing provider with a strong social purpose and commitment to safety, compliance, and quality homes. You'll join a small, fast-paced team delivering one of the most significant safety improvement programmes in the organisation's history.
As a Special Projects Surveyor, you'll take ownership of multiple cladding and fire safety remediation schemes from procurement through to completion. You'll act as the client representative, managing external consultants and contractors to ensure projects are delivered safely, compliantly, and on budget.
Key responsibilities include:
- Managing a portfolio of complex cladding and fire safety remediation projects.
- Overseeing external consultants, contractors, and design teams.
- Ensuring compliance with fire safety and Building Safety Act requirements.
- Leading stakeholder communication with residents, contractors, and senior leaders.
- Administering JCT contracts and managing procurement and risk.
- Monitoring progress, budgets, and reporting to senior management.
- Attending evening resident meetings when required.
We're looking for confident, delivery-minded professionals who thrive on responsibility and ownership.
Essential:
- Working knowledge of cladding systems, fire safety legislation, and latent defect management.
- Proven track record delivering large-scale remediation or refurbishment projects.
- Strong grasp of JCT contract administration.
- Excellent stakeholder engagement skills and a confident on-site presence.
- Ability to manage multiple projects independently.
Desirable:
- Membership with RICS, CIOB, or a similar professional body.
- Experience working within a Local Authority or Housing Association environment.
- Knowledge of Building Safety Regulator (BSR) gateways and compliance processes.
- Understanding of latent defect claims or disrepair processes.
