Every Building Manager wants to take on a trophy-asset and Cobalt is delighted to be partnering with a prestigious property business as the hire the first Building Manager for a brand new Grade A commercial development in the heart of Birmingham.

Combining sleek, modern property design, with high-grade spec's, and a commitment to sustainability at the core of the building, this asset needs a top-tier Building Manager to manage the quality of the development. You'll find yourself proving an integral part of the FM provision in the region for a global Real Estate company that refuses to rest on its laurels; pushing itself to new heights and reinvesting in their staff - from supporting through qualifications, to a committed approach to their wellbeing, to internal promotions.

Key responsibilities within this new role will include:

  • Working with the support of your Senior FM to deliver a top-tier total facilities service within the development;

  • Overseeing the snagging process post mobilisation, and integrating new tenants into the building and it's community;

  • Managing the work of third-party suppliers for both hard services and soft services;

  • Line manage the work of in-house front of house staff;

  • Setting and managing the service charge budget;

  • Ensuring the building remains compliant with UK Health & Safety legislation, whilst continuing to promote sustainability throughout the building;

  • Building lasting relationships with key tenant representatives, looking for ways to improve and enhance the customer experience within the property;

  • Ensuring the effective upkeep of the building fabric and plant by overseeing a comprehensive planned preventative maintenance programme's implementation, as well as managing any reactive works that may arise in future.

This role is to be viewed as a floor, not a ceiling: our client is outstripping competitors by continuing to grow despite Covid, and is looking to invest in passionate, property, people who can progress within the company as it continues on it's upward trajectory.

Our client is looking for an established Building Manager, with previous experience in managing commercial multi-let office developments within the Real Estate environment. You will embody the "new-school" approach to FM that recognises its lasting impact on occupier experience and wellbeing within properties managed, and be able to enhance that experience. An IOSH qualification is essential, as is experience with managing service charge budgets from a landlord perspective.
