I am currently working with a boutique Investment and Asset Management advisory firm in their search for a Commercial Property Manager, to join their team in the West End. This role reports into the Managing Director and the Portfolio Manager.
This position is ideal for either a Surveyor or Senior Surveyor who is keen to continue a career within Commercial property Management.
This role is also client-facing and involves managing a mixture of office and retail assets across the UK.
Role Responsibilities
Undertaking regular service charge expenditure monitoring and reporting.
Identify all income and costs across the portfolio and support the forecasting team to provide accurate forecasts for the portfolio.
Management of income arrears and recovery, invoice approvals, setting up new properties, completing Change Notes, updating the Helpdesk and Tramps.
Management of lease/tenancy schedules.
Visit sites within the portfolio to carry out both internal and external inspection of the premises.
Create, implement and drive asset management strategies for your buildings.
Work with the Facilities Management department and Portfolio Manager and ensure all contracts and contractors are performing well.
Generally assist the Portfolio Manager including onboarding new business.
Managing building staff within your portfolio.
Lead on the lease management and professional matters in relation to our nationwide non-profit portfolio.
Personal Specifications
MRICS is desirable but not essential. APC support can be provided.
Proven experience within a commercial property management department of similar, specifically with a client facing background.
Managing lease events, rent reviews and expiries.
Dealing with tenant applications and making appropriate recommendations.
Good Landlord and Tenant 1954 Act knowledge.
Property Management Accounting knowledge - statements of account, service charges, arrears recovery.
