Cobalt Recruitment are excited to be exclusively retained by an international, high end restaurant brand that currently span across 5 countries as they enter hyper-growth phase. With expansion plans into existing locations and progression into new continents, they have a view of growing to 100+ (5 brands) over the next 5 years.

They have engaged us to source a Head of Acquisitions, based in Munich to source new sites for new restaurants in Germany, Austria and Switzerland ensuring successful delivery of growth in line with the organisation's business plan.

Since their inception, this innovative restaurant business has grown to 18 locations across 5 countries. With initial plans to expand in Berlin, progressing to other regions of Germany and then into Austria, Switzerland, Spain, UK, France, Italy, Belgium, Holland and Portugal, this business requires additional resource in their Acquisitions team by hiring a dynamic, knowledgeable, and ambitious Acquisitions Manager, based in Munich.

The Role:

This individual will report into the Chief Development Officer and will be based in their Munich office, with extensive travel across Germany, Austria and Switzerland, plus occasional travel to the UK and France.

Key Responsibilities:

Seek real estate opportunities in countries, cities and key locations that are in line with their criteria:

  • Build networks and databases of local agents, landlords and investment funds.

  • Refine territory data analysis and bench-marking which will include competitor's concepts, rental levels, competitor sales and P&Ls.

  • Spend the appropriate amount of time in territory vetting identified opportunities.

  • Refine pipeline with opportunities in target location that is in line with their 5 Y BP.

Site appraisal and feasibility:

  • Prepare site feasibility studies (liaising peers) which will include, layout considerations, technical appraisals, and benchmark analysis.

  • Providing scenario analysis and sensitivity scales to ensure we risk-assess prospective real-estate opportunities.

  • Prepare Exec Reports and Business Plans for Board approval.

  • Work bilaterally with Construction and Design teams to ensure space complies with requirements.

Legal and lease negotiations:

  • Based on initial Business Plan make informed HOT offers on prospective opportunities.

  • Negotiation of HOTs, in line with their standard rental parameters.

  • Review leases with nominated legal team and agents to ensure they are in line with their leasing requirements.

  • Leases should be reviewed with all internal stakeholders to ensure they comply with technical and operational requirements.

  • Sign and conclude leases in line with their Pipeline.

Key Requirements:

  • Real Estate Degree or Master's Qualified.

  • Member of RICS is desirable.

  • Experience working in the F&B/Restaurant, Retail or Hospitality market.

  • Currently working Agency side or at a similar F&B/Restaurant/Hospitality Group.

  • Strong Leasing or Investment Acquisitions experience.

  • Ability to see potential for change of use.

  • Strong network of contacts in the German market and/or Austria and Switzerland.

  • Strong understanding of local licences.

  • Entrepreneurial mindset and strong negotiation skills.
