Cobalt is delighted to be supporting a boutique Real Estate Property Consultancy based in Central London, in the appointment of a Junior Surveyor within their Commercial Property Management team.
This position involves managing multiple commercial assets such as offices, retail shopping centres and industrial assets across London and the wider nation.
Your daily responsibilities include reporting into the Commercial Team Manager and assisting with rent collection and service charge management. You will also be overseeing and working on reactive maintenance matters including contracted and cyclical maintenance.
This role is ideal for a Residential Junior Property Manager that is looking to transition into the Commercial Sector, or an existing Commercial Junior Property Manager that is seeking a change. Real Estate Graduate applicants are also welcome.
Key responsibilities include:
Ensure properties are maintained according to lease terms.
Liaising with contractors, FM, building surveyors regarding repairs, redecoration, or refurbishments.
Involvement with budgets and service charges.
Carrying out research for evidence on rent reviews.
Compiling data for client reports.
Understanding and reviewing of leases.
Carrying out site inspections.
Key skills required:
At least 1-2 years minimum proven experience in Commercial property.
This could include a recent graduate with a BSc or MSc in Property (or international equivalent).
Understanding of UK lease terms and practice.
Experience or good knowledge and understanding of service charge budgets and how they work.
Being familiar with the relevant legislation surrounding property management.
This role can support the RICS APC.
Salary between £30,000 - £33,000 per annum + discretionary bonus.
