Lettings Manager (Built To Rent)
Based Birmingham
Salary up to £30,000
My client, an international and multi-award-winning property agency, is seeking a Lettings Manager to be based at a flagship BTR scheme in Birmingham.
The successful applicant will oversee and take the lead on leasing and renewals, and drive gross rent to ensure a return on the client's asset, maintaining a high level of occupancy. You will also work with the General Manager to ensure staff are trained to provide a high level of customer service to prospective and current residents at all times.
Responsibilities
Marketing and Letting
Regular rent analysis of the local market
Inspections within one week of a tenant serving notice, outlining works required in order that works are completed and apartments are ready to be reoccupied as quickly as possible
Co-ordinate the online marketing of available apartments, including writing descriptions, checking listings are correct, updating photographs and increasing traffic to the website
Oversee enquiries including out of hours processes, making recommendations for improvements
Make recommendations for resident events; assist with arrangements
Seek and build corporate relationships with agents, employers and other agents to generate lettings enquiries
Meet prospective tenants, conduct viewings and negotiate rental offers
Complete applicant vetting requirements
Complete new let paperwork in line with strict procedures
Asset Performance Management
Provide regular letting performance reports
Attend regular meetings with the on-site team to discuss development progress and brainstorm ideas
Maintain databases to ensure prices are correct, both against voids and achieved against tenancies
Work with client-specific lease-up software to increase rents and decrease voids
Appraise apartments and advise client as to the accuracy of rents generated through software
Negotiate renewals for existing tenancies
Utilise existing relationships with tenants to support credit control in chasing arrears, assisting in their collections and helping to manage the overall bad debt for the development
People Management
Manage, train and support two on-site lettings employees
Manage and maintain relationships with external agents instructed to contribute to lease-up
Requirements
Relevant experience within a busy lettings environment essential
Good understanding and knowledge of lettings best practice essential
ARLA qualified preferred but not essential
Proven track record of target-based performance
This role would suit a lettings manager or a senior negotiator ready to move into management, and who is looking to progress their career and add to their depth of experience
