Ambitious privately owned UK property and investment company with a prestigious portfolio is seeking a hands-on and strategic property manager to manage their residential assets.
This is an exciting opportunity to join a dynamic, customer-facing business with an impressively expanding portfolio across the residential, retail, office, industrial, and hotel sectors. You will be responsible for managing both the commercial performance of the portfolio as well as the day-to-day property management.
The key Asset Management responsibilities include:
Strategic
Formulating overall and individual asset strategies and delivering
Identifying market opportunities, appraisal analysis and cost initiatives to continuously maximise performance
Cashflow analysis, providing accurate return projections and decision-making for sales, acquisitions, and capital expenditure
Valuations, Reporting, monitoring ROI and data against KPI's
Implementing initiatives to improve customer service and loyalty
Asset Management
Marketing, appointing agents, leasing and disposal of individual assets
Setting specifications and Project managing refurbs and works
Service charges and budgets
Reducing property costs, negotiating rates and minimising void periods to increase returns
Property Management
Appointing and liaising with agents to remarket, agree and process new tenancies
Setting payments and ensuring deposits are held in appropriate scheme
Ensuring full property compliance at tenancy start and throughout, organising GSC, EPC, EICR's etc as legally required
Settling deposit returns quickly and liaising with FM team regarding reinstatement works
Dealing with Day-to-day maintenance queries, liaising with FM team and preparing planned maintenance schedules
Property inspections at end of tenancy and vacant to assess and recommend works
Diarising and managing tenancy ends, break clauses and rent reviews for tenancies
You Will Be:
Experienced in managing high-quality residential and mixed-use assets
Ideally ARLA qualified with full understanding of day-to-day property management
Proactive and entrepreneurial with the ability to spot opportunities and the gravitas to influence decisions
Full knowledge of current regulatory requirements and tenancy best practices
Excellent communicator able to provide clear leadership and manage multi-function teams
Financially articulate with a sound understanding of risk and cash flow, how it can be identified, controlled and managed
Unquestionable integrity
Driven, energetic, enthusiastic and hardworking with attention to detail and a hands-on approach
Customer-focussed and a team player with the ability to build and sustain relationships and able to make a real contribution to the long-term development of the business
