New Home Sales and Marketing Manager

Our client, a UK leading name in mixed-use development and urban regeneration are looking to appoint a New Home Sales and Marketing Manager to bring forward and manage the private residential sales function of their developments across North of England, based from their head office in Manchester.

Reporting to the National Sales and Marketing Director, you will work with the development team, managing the Sales and Marketing strategy from pre-launch through to development completion. The position will be both office and development based which will involve travel, weekend working and sometimes overnight stays.

Key functions:

  • Create, produce and put in place marketing strategies and collateral for each development.

  • Work closely with the developments teams on product mix, layouts, specification, sales rates, marketing suites, marketing budgets, forecasts and pricing.

  • Appoint suitable Marketing, PR, Social Media and Selling Agents.

  • Monitor progress of active and pre-sale developments.

  • Work closely with the appointed Sales Agents and their on-site teams, Marketing, Social Media and PR Agencies.

  • Monitor the progress of sales to ensure the achievement of legal completions.

  • Ensure Marketing collateral in the Sales Offices and development signage is up to date, relevant and in good order.

  • Ensure Show homes and where available stock plots are clean, tidy and looking their best for clients.

  • Work alongside the New Homes team to agree a strategy around Legal completions.

  • Undertake pre-legal completion inspections and provide customer liaison where necessary.

  • Work alongside the SME to ensure property sale portals are displaying properties accurately and all social media is portraying the right selling messages.

  • Research new sales and marketing initiatives for developments to improve footfall and sales activity.

  • Ensure adherence to the statutory requirements of the Financial Services Act, Data Protection, The Consumer protection for unfair trading, money laundering and health and safety requirements.

  • Maintain an awareness of the competition in the local area to the Development and advise the SMD and DT's of their monthly activity.

Previous proven experience in a similar role is required

  • £60+ basic

  • Bonus of up to 30% based on personal and company performance
