About the Role

Cobalt is working with a leading property management business to hire a Building Fabric Surveyor to support the delivery and maintenance of a large Central London estate. This is a key role for an experienced professional who enjoys combining hands-on technical work with client-facing responsibilities.

 

The role

You'll oversee all aspects of fabric maintenance and small works across a varied commercial portfolio, ensuring that properties are kept in prime condition and compliant with statutory standards. Reporting into the Head of Projects, your remit will include:

 

  • Diagnosing building and fabric defects and specifying remedial works.
  • Tendering and managing small works projects typically between £10,000 and £500,000.
  • Managing façade, roof, fire door and fire stopping inspections.
  • Supporting building management teams with fabric issues raised in annual and fire risk assessments.
  • Leading regular fabric review meetings with Property Managers and supporting budget planning.
  • Contributing to the planned maintenance programme and annual lease inspections.

 

What you'll bring

  • Working knowledge of fabric maintenance within commercial property.
  • Experience managing small works and refurbishment projects.
  • Understanding of CDM Regulations and the Building Safety Act.
  • Strong written and verbal communication skills, including report writing.
  • Ability to work independently and meet tight deadlines.
  • Ideally, professional membership (RICS or CIOB) and IOSH/NEBOSH accreditation.
