About the Role
Cobalt Recruitment is pleased to be partnering with a best-in-class global real estate services firm in the appointment of a Building Manager for a flagship commercial asset located in the City of London. This is a high-profile, multi-tenanted property requiring a commercially astute and operationally focused individual to lead on all aspects of building management, supported by an Assistant, while ensuring exceptional service delivery to a diverse occupier base. Key Responsibilities
- Take full responsibility for the day-to-day operational management of the building, ensuring compliance with all statutory, regulatory, and internal requirements
- Prepare, manage, and monitor service charge budgets, including reporting and reconciliation in line with client expectations
- Oversee delivery of PPM schedules and reactive maintenance, ensuring works are completed in accordance with SLAs and performance standards
- Maintain comprehensive compliance records, including asset registers, risk assessments, and statutory certification via CAFM systems
- Manage hard and soft FM contractors, monitoring performance against KPIs and driving service excellence
- Lead all health & safety processes on site, including audits, fire safety management, emergency planning, and risk mitigation
- Build and maintain strong occupier relationships, ensuring a high level of customer service and responsiveness to operational needs
- Support procurement and contract management processes in line with company governance
- Liaise with local authorities and relevant external stakeholders as required
- Line manage and mentor an Assistant Building Manager, providing guidance, oversight, and structured development to support their progression
As the successful applicant, you will demonstrate experience managing commercial assets within a multi-tenanted environment, with a strong grounding in service charge management, contractor oversight, and statutory compliance. Experience in supervising or mentoring junior team members is advantageous, alongside the ability to lead by example in a client-facing setting. IOSH certification is required, with a NEBOSH or IWFM advantageous.
