As Commercial Manager, you will take responsibility for the commercial management of key work packages, supporting the wider project team to deliver a technically complex healthcare scheme.
A core element of the role will involve overseeing the commercial performance of major MEP and utilities packages, ensuring the effective procurement and management of specialist subcontractors responsible for mechanical, electrical, public health and infrastructure works.
Key responsibilities will include:
- Leading and managing all commercial activities across major project workstreams.
- Supporting tendering and pre-construction activities, providing commercial input throughout the work-winning process.
- Managing the commercial start-up of new projects and ensuring procedures are implemented effectively.
- Overseeing procurement activities, ensuring subcontractors and suppliers are appointed in line with company policy and project programmes.
- Managing the commercial delivery of complex M&E installations, utilities diversions and critical infrastructure packages.
- Conducting gap analyses across packages to ensure robust subcontract procurement.
- Managing tender evaluations and making recommendations for subcontract awards.
- Building strong relationships with the supply chain to drive continuous improvement in cost, quality and performance.
- Maximising project cash flow through the timely preparation of valuations, invoices and payment applications.
- Managing variations, claims, disputes and the prompt settlement of final accounts.
- Monitoring project costs, identifying efficiencies and ensuring financial targets are achieved.
- Producing accurate cost value reconciliations (CVRs), forecasts and commercial reports.
- Identifying and managing project risks and opportunities to ensure successful project delivery.
- Supporting and adapting positively to organisational and project change.
The Project
You will join the team delivering the multi-million-pound redevelopment of Hillingdon Hospital in Uxbridge, one of the flagship schemes within the Government's New Hospital Programme.
The project will transform the existing campus into a digitally enabled, Hospital 2.0-compliant healthcare facility, with construction taking place between 2025 and 2030 while the existing hospital remains fully operational.
The redevelopment includes:
- Major acute and emergency floor reconfigurations across four floors.
- New and refurbished facilities for the Emergency Department, operating theatres, critical care and maternity services.
- Advanced digital integration, including smart building technology, touch-free systems and improved patient pathways.
- A patient-focused design featuring 100% single occupancy inpatient rooms with enhanced natural light.
- Roof-top healing gardens, pocket parks and improved transport links.
- Given the complexity of delivering a live hospital environment, this role carries a significant focus on M&E systems, utilities infrastructure and the coordination of specialist services critical to the successful operation of the facility.
About You
To be successful in this role, you will have:
- A relevant qualification, such as a degree in Quantity Surveying or a related discipline.
- Proven experience working for a large UK main contractor.
- A strong track record of managing the commercial aspects of mid-to-large construction projects with annual turnovers exceeding £10 million.
- Extensive experience delivering healthcare new-build and refurbishment schemes, with exposure to education, life sciences and commercial projects advantageous.
- Demonstrable experience managing significant MEP packages, utilities infrastructure and technically complex building services installations.
- Strong knowledge and practical experience of NEC forms of contract.
- Excellent leadership, communication and stakeholder management skills.
- The ability to identify commercial risks and implement effective solutions at a strategic level.
