About the Role

Tired of being siloed into just one phase of the development process? This is your chance to own the full lifecycle-from post-acquisition to final handover.

Our client is growing, and looking for a Development Manager who thrives on variety and responsibility. You'll lead co-living and BTR schemes through planning, procurement, and delivery-bringing future-forward spaces to life. If you're looking for the autonomy to run your own projects, without being left to do it all alone, this is that sweet spot. You'll be trusted with at least two live schemes, possibly at different stages of development, so no two weeks will look the same. Bring your planning and delivery know-how-we'll back you with a collaborative team and dynamic pipeline.

Key Responsibilities:

  • Lead co-living/BTR projects across planning, procurement, and delivery stages
  • Manage technical due diligence and design feasibility in early-stage development
  • Coordinate consultants, negotiate planning approvals, and drive build progress on-site
  • Coordinating internal and external teams, including contractors and suppliers.
  • Communicating project timelines and progress to key stakeholders, including the board and investors.
  • Overseeing design and specification requirements to ensure they align with business needs.

Essential Requirements:

  • Proven experience managing residential or co-living schemes through planning and delivery
  • Strong understanding of site density, viability, and procurement routes
  • Managing multiple projects per year, ensuring they meet cost, quality, and shifting timeline targets.

This is the perfect role if you are looking to be a part of an award-winning team, known for delivering design-led, community-focused developments across the UK. They are purpose-driven, passionate about placemaking, and serious about sustainability. You'll be joining a close-knit, experienced team that values ideas, flexibility, and doing things the right way.

Interested but not quite polished? That's fine-just send what you have or drop us a message to find out more. When applying to any role through Cobalt, your CV will never be shared with a client without your prior consent.
