About the Role

Role Purpose

Lead the day-to-day operations of a Build to Rent (BTR) development. Oversee onsite leasing and property management teams to ensure exceptional resident service, operational efficiency, and alignment with broader portfolio objectives. Maximise revenue opportunities, drive performance, and support long-term business goals.

Key Responsibilities

Team Leadership

  • Manage and develop onsite teams through structured onboarding, regular 1:1s, performance management, and ongoing mentorship.

  • Foster a high-performing, resident-first culture across the site.

  • Support portfolio-wide objectives by mentoring peers and contributing to strategic initiatives.

Leasing & Marketing

  • Provide up-to-date local market intelligence and contribute to pricing strategies.

  • Collaborate with marketing teams to execute successful lease-up and stabilisation plans.

  • Monitor and enhance the end-to-end resident leasing journey and conversion performance.

Operations & Compliance

  • Oversee site inspections and ensure full compliance with Health & Safety regulations in partnership with the Facilities Manager.

  • Manage legal and insurance issues as required.

  • Maintain high standards in supplier performance and property maintenance.

Finance & Commercial

  • Own and manage site-level budgets, expenditure, and financial reporting.

  • Monitor bad debt levels and support effective recovery actions.

  • Identify and implement revenue enhancement and cost-saving initiatives.

Customer Experience

  • Cultivate a vibrant and inclusive community through events and proactive engagement.

  • Handle complex resident concerns efficiently and empathetically.

  • Continuously improve service delivery and track resident satisfaction against KPIs.

Skills & Experience

  • Demonstrated experience managing residential or BTR developments.

  • Strong leadership, interpersonal, and customer service capabilities.

  • Solid expertise in budgeting, financial oversight, and commercial decision-making.

  • In-depth knowledge of Health & Safety regulations and property compliance requirements.

  • Proactive, confident decision-maker with a solutions-oriented approach.
