About the Role
Company Overview
A fast-growing, private equity-backed property management company specialising in stylish student accommodation is seeking an experienced Lettings Manager. With a UK-wide portfolio of over 1,200 properties housing more than 5,200 tenants, the company is poised for rapid growth - aiming to double its current £500m portfolio within the next five years.
Role Overview
This is a hands-on, results-driven role where you will take ownership of the full lettings lifecycle - from listing properties to moving tenants in - ensuring maximum occupancy and rental income. You will play a pivotal part in marketing, customer relationship management, and operational coordination.
Key Responsibilities
Lead and oversee the complete lettings process, ensuring properties are marketed, viewed, let, and ready for move-in on schedule.
Drive occupancy levels and rental performance, meeting or surpassing lettings targets.
Manage digital marketing campaigns and listings across portals and social media.
Act as the key point of contact for prospective tenants and guarantors, delivering excellent service and timely responses.
Convert leads into lettings through proactive enquiry handling, viewings coordination, and follow-up feedback.
Maintain up-to-date records and ensure legal compliance with housing legislation, including right-to-rent checks.
Support the contract administration process, ensuring tenancy agreements are accurate and completed on time.
Conduct or supervise property viewings, sign-ups, and move-ins, ensuring a seamless tenant experience.
Work closely with internal teams to ensure properties are presented to high standards.
Monitor and analyse letting performance, producing regular KPI reports for senior stakeholders.
Assist with the recruitment, training, and supervision of Student Brand Managers.
Track competitor activity through regular market research and share insights with the team.
Support in managing agent relationships locally and internationally.
Requirements
Minimum 2-3 years' experience in residential lettings; student housing or PRS experience is a plus.
Demonstrated leadership and team management skills.
In-depth understanding of UK tenancy law and letting regulations.
Strong communication, negotiation, and organisational abilities.
Self-starter with a goal-oriented mindset.
Willingness to work occasional evenings/weekends during peak seasons.
ARLA qualification preferred.
Familiarity with property management systems.

Location: Oxford Circus
Hours: Monday to Friday, 9:00am - 6:00pm
Salary: Competitive + 20% performance-based bonus
