Block Manager

Based Altrincham

Monday to Friday 9am-5pm

My client, specialising in property development, property lettings and property management operating throughout the country, is recruiting for a Property Manager to join their team. This ambitious and fast-growing organisation operates the block and property management function of the group, with around £5m of Residential and Student service charges currently under management in the UK.

The ideal candidate will have experience of Property Management, handling Service Charges, and have an awareness of compliance regulations. A strong focus on customer service is also essential. The successful candidate will report to the Senior Property Manager and will be responsible for assisting Trainee or Assistant Property Managers with the management of the portfolio. An IRPM qualification is desired.

Responsibilities

  • To be responsible for the day-to-day management of residential building portfolio
  • To manage all repairs and planned maintenance of the residential portfolio, developing systems to monitor the performance and costs
  • To manage preventative maintenance schedules
  • To appoint external contractors to manage repairs and upkeep of the building portfolio, whilst ensuring value for money
  • To establish and maintain relationships with suppliers and contractors
  • To ensure operations are compliant with legislation and the company's Policies and Procedures
  • To assist the Senior Property Manager with annual Planned Maintenance and Improvement Plans
  • To assist the Senior Property Manager in the preparation of annual Service Charge budgets, management of H&S and insurance compliance
  • To work alongside the Property Management Team to ensure a high level of customer service is provided
  • To report to the Senior Property Manager on the progress, compliance, and performance of the residential portfolio

Requirements

  • Experience of managing a team of staff, workloads, and projects
  • Knowledge and understanding of Property Management, including leasehold and compliance
  • IRPM Qualifications desired; study support for this and any other relevant qualifications will be provided
  • Knowledge of a Property Management System such as MRI/QUBE, Propman or similar
  • Experience in Major Works, Section 20 consultations, Fire Safety Works and cladding issues is desirable
  • Knowledge of ARMA guidelines and requirements is desirable
  • Computer literate with an excellent understanding of MS Office
  • Excellent communication skills, both verbal and written
