Cobalt is seeking to connect with ambitious Building Managers for a Grade A commercial asset in Croydon. Home to a variety of household brands, this development of over 170,000 sq ft requires a modern manager who relishes a social role that brings together a variety of stakeholders to form a first-class FM service. You'll take the lead in building upon the existing sense of community within the property, pushing forward ESG-initiatives where you see the opportunity.

Key responsibilities will include:

  • Ensuring the effective maintenance of the building plant and fabric in terms of both planned and reactive works;

  • Liaising regularly with key stakeholder representatives, most crucially the tenants, but also including the landlord of the building;

  • Managing the service charge budget;

  • Driving forward ESG within the development

  • Ensuring full H&S compliance, conducting regular site inspections,, signing off RAMS and permits to work etc;

  • Conducting site walk-throughs on a regular basis;

  • Managing the work of external contractors for M&E, security, and cleaning and front of house;

As the successful applicant, you'll be able to demonstrate a track record in managing commercial buildings of multiple tenants, including their common areas and plant rooms. Your health & safety knowledge should be supported by an IOSH qualification and, whilst NEBOSH and IWFM qualifications would be looked upon favorably they are not essential as our client will look to provide these for you in due course. Equally important to your technical knowledge will be your energy and commitment to customer service as you drive forward a modern FM service within the property.
