Role
This is a fantastic opportunity with excellent career progression for a recently or almost qualified MRICS Surveyor to join the commercial property and asset management team where you will be working with a strong, varied client base across Scotland. The portfolio consists of high-quality multi-let office buildings, industrial assets, and retail parks and clients range from institutional investors through to private property companies.
Responsibilities
Provide high-quality day to day property and asset management of large portfolios
Liaising with the client accounting team on the production of annual service charge budgets, approving reconciliations, rent raising reports etc.
Liaising with Facilities Managers in respect of service charge budgeting and reporting and undertaking regular service charge expenditure monitoring and reporting
Instructing and liaising with Facilities Managers and building consultants in respect of repairs and planned maintenance programmes
Carrying out regular property inspections
Being responsible for all management functions, including rent collections and service charge management
Having a good understanding of landlord and tenant matters and identifying asset management opportunities
Communicating fully to ensure that business is managed in an efficient and professional manner
Understanding the business and having a sound business knowledge together with a keen awareness of the competition
Performing other tasks delegated by the Associate or Partner in charge as required
The ideal candidate will possess
A proven track record of practice and knowledge, the majority of which would have been in property management
Ability to work as part of a small but committed member of a team and PAM department as a whole
Capability to represent the brand in a professional manner
Talent to provide solutions and options when confronted with new situations
Excellent negotiation and interpersonal skills
Strong organisation and time management skills
Qualifications
Degree level estate management qualification or equivalent desired
Recently qualified or close to qualifying as an MRICS surveyor (preferred)
Will consider strong estate technicians or block managers with experience or understanding of service charges

Basic salary £28,000 - £35,000
