Residential Property Manager

Based London

Monday to Friday 08:30-17:30

Up to £50,000 + benefits

My client, an international and multi-award winning property business, is seeking a Property Manager for a flagship development in London.

This is a client and residential customer facing role taking responsibility for delivering residential and property management services, delivering the vision and values of the client in an innovative, operationally efficient manner providing an excellent quality and value residential environment for a wide mix of residents, Commercial Units, occupiers and visitors. Reporting to the Head of Operations, and working with the Residential team across the estate, the post holder will act as the Managing Agent interface for residents.


Property Management

  • Responsible for effective and efficient residential leasehold management including all internal communication with all stakeholders
  • Develop and maintain a professional understanding and close working relationship with appropriate resident representatives, encouraging frequent and open communication on relevant estate issues
  • Manage and mentor team members. Provide guidance and support to direct reports and develop personal development plans
  • Chair Owner's Association monthly meetings and adhoc Focus Groups. Be first point of contact
  • Form strong relationships with key stakeholders
  • Manage all contracted services for the Concierge
  • Ensure that all queries that reach the Concierge, the communal email inbox or the app are responded to and dealt with correctly and in a timely and courteous manner
  • In conjunction with stakeholders and the wider team, consider revival and use of shared amenity spaces
  • Provide regular training and updates to the concierge team on basic leasehold management matters to ensure that as first point of contact any queries are dealt with correctly first time
  • Provide training to staff
  • Assist in the management of the production of the annual residential service charge budget
  • Review monthly expenditure and open commitments
  • Actively review budget vs actual on a monthly basis to ensure variances have clear commentary and provide assistance to the finance team
  • Manage and update all insurance claims
  • Draft and regularly review residential procedures and policies ensuring messages are on brand and are clear and concise and in accordance with the lease
  • Ensure that all procedures and policies are communicated with residents, that information published in hard copy or on the resident's portal is maintained as 'current' at all times and that relevant testing of procedures is carried out and documented
  • Develop and implement a strategy to achieve industry and sector excellence awards
  • Be a point for escalation for leaseholder queries and more complex issues
  • Environmental performance reporting
  • Explain and discuss budgets, variance analysis and year end accounts with all stakeholders

Residential Management

  • In conjunction with Head of Operations, Implement S20 consultations from start to finish and explain the principals and steps clearly to all stakeholders
  • Escalation point for leasehold management queries
  • Understand leases and translate the requirements into practical working scenarios
  • Develop and deliver excellent customer services
  • Attend, contribute and present in owners and client meetings
  • Work in conjunction with all internal departments and lead on internal processes to deliver client KPIs
  • Develop internal information to enhance the residents experience
  • Assist in advising the Development Company as required
  • Support and communicate the extensive community engagement and client events team

Health & Safety

  • Implement best practice and Standard Operating Procedures to ensure compliance
  • Input, maintain and report from H&S systems


  • Excellent communicator written and verbal
  • Excellent financial skills including budgeting, forecasting and year end accounts reviews
  • Leadership and credibility at senior level with Residential and mixed use clients
  • People Management, collaboration and communication skills
  • Proven and extensive experience in residential property management (minimum 5 years)
  • Thorough understanding of residential leases
  • Thorough understanding of statutory regulations including requirements under Landlord and Tenant Act
  • Understanding of corporate structure and Client involvement
  • Discretion and sensitivity in dealing with confidential matters
  • Commercially aware with strong financial management skills
  • MIRPM qualified. Assoc RICS desired
  • Detailed understanding of RICS Service Charge Codes, Professional Statement and regulations
  • Utilities and building environmental management experience
  • Strong IT Skills
