Successful Asset Management Company are looking for an experienced Property Manager (AST) to manage the groups private residential portfolio across Kensington, Chelsea and Westminster.

This is a rare opportunity for a knowledgeable and experienced Senior Level Property Manager to work client-side, joining a prolific property group who manage high value commercial and residential assets as well as exciting development and investment projects across the capital.

This role will oversee a large residential portfolio, contributing both operationally and commercially to ensure smooth and savvy running of the portfolio. You will liaise closely with the groups in-house letting and accounts teams, contractors and residents.

The Role:

• Manage a portfolio of approx. 360 flats across 26 freeholds achieving an annual rent of £5m

• Agree rents on vacant properties and advise Lettings team of returning properties for re-marketing

• Coordinate and schedule maintenance, repairs and decoration projects and manage contractors

• Coordinate all property compliance; GSC, EICR, EPC, etc

• Liaise closely with the lettings and administration teams to ensure the smooth coordination of works, marketing of vacant properties and new tenancy processing

• Visit properties regularly to check condition and review works, making recommendations for required repairs, refurbishments and new furnishings.

• Update and liaise with tenants ensuring smooth delivery of works

• Recommending improvements to streamline processes and enhance service where possible

• Ensure regulatory & legal requirements for habitation of properties is fully adhered to and H&S records are fully up to date.

• Checking, verification and authorisation of contractor invoices ​

• Ensuring exemplary customer service at all times

You Will Be:

• Several years' experience in a similar role

• Full knowledge of current regulations and tenancy best practices

• Excellent communication, organisational and time management skills

• Ability to work well under pressure and across a high-volume portfolio

• Excellent team player

• Enthusiasm for providing excellent service
