The Client / Project

Cobalt is currently working with a privately owned contractor that have won a £150m fit out package for one of London's most prestigious billion-pound projects. The development is based around delivering an enhanced retail experience, a residential development and new leisure facilities. We are looking for a qualified Design Manager who has successfully managed teams on residential / mix use projects over £50 Million, with good knowledge of planning techniques, procurement and management systems, risk management, life cycle cost and value creation. To be successful in the role you will be an effective communicator at all levels with a positive and engaging approach when supporting and educating the business.

The project Includes the following.

Residential - On the levels of the building where retail units have proved to be unviable a wide range of residential units will be created. These will include 1, 2, 3 and 4 bed apartments comprising a mix of corner units, duplexes, and penthouses, which, given their setting in this historic building, will be like no other in London.

Hotel - A good mix of uses is key to bringing any public space, street, or neighborhood to life. The combination of a hotel with the residential and retail uses we have planned helps us ensure that we can attract different types of people at different times of the day, not only to bring the building to life, but also to provide new customers and visitors to the shops along Queensway and in the local area. Furthermore, the new hotel will be as much as destination for the local community as it will be for the guests, since the ancillary uses, such as its restaurant, bar, and lobby, will be open to everyone.

Retail & Courtyard - At the heart of the retail vision will be a new public courtyard that is accessed through a retail arcade at the historic entrance. The courtyard will be lined with retail units and restaurants, alongside entrances to leisure units that will include a new cinema, located at basement level.

What will you be doing?

  • You will support the Fitout Major Projects team by swiftly resolving any design-related issues in line with our commercial objectives to keep the wider construction programme on track.

  • Taking full responsibility for the design coordination of projects with a value of £50 -£100million *

  • Auditing the designs and identifying inconsistencies, discrepancies and missing information as well as recording, reporting and tracking the close-out

  • Managing the production and control of the design programme and reporting against it

  • Chairing design workshops with our trade contractors and consultants, developing the designs, producing workshop drawings, and managing the coordination between trades

  • Reviewing the development of designs regularly alongside the Commercial Manager to ensure everything's aligned *

  • Managing the production and approval of samples, mock-ups, and quality benchmarks
