About the Role
Cobalt is working with a leading national property consultancy to appoint an Associate Director to help shape and lead their Facilities Management operations across a high-profile regional portfolio.
This is a senior client-facing role, supporting the FM Director in the day-to-day leadership and development of a growing team. You'll also oversee your own commercial portfolio, working across multiple sites and helping to set the regional standard for service delivery, compliance, and customer experience.

You'll act as a key deputy to the FM Director and play a hands-on role in the management of a diverse portfolio supporting Facilities Managers, driving service standards, and acting as a point of escalation for clients, suppliers, and occupiers.
Key responsibilities include:
Supporting the FM Director in managing and mentoring a regional FM team
Directly managing a personal portfolio of commercial sites, including hard and soft FM service delivery
Overseeing service partner performance, compliance, KPIs, and value for money
Reviewing monthly reports, FM audits, and compliance documentation from across the region
Leading on Health & Safety performance and documentation, ensuring ISO 45001 standards are met
Assisting in service charge budgeting and financial tracking across the portfolio
Delivering procurement support, minor works, and service improvement projects
Driving occupier engagement, sustainability initiatives, and community-building events
Leading incident resolution and acting as escalation point for tenant and staff concerns
Helping implement national FM strategies and regional service enhancements
Identifying training and development opportunities across the wider team
You'll bring a strong track record in a TFM role is required, ideally within a managing agent or client-side real estate environment. You'll have a full understanding of landlord and tenant operations, alongside the leadership ability to support and develop a team across multiple sites.
Strong communication, commercial awareness, and client relationship skills are essential. You should be confident navigating health and safety compliance, contractor performance, service charge budgets, and multi-site operations.
An IOSH is essential, whilst having your NEBOSH or being MIWFM would be desirable.
