About the Role

Cobalt is working with Zunikh, a dynamic multi-sectoral real estate developer renowned for its innovative and community-led approach to building high-quality properties nationwide with a particular focus on London and the South East. With a strong track record of delivering sustainable, design-led residential schemes, Zunikh is carving out a niche as a trusted partner in modern urban regeneration. Their close-knit, forward-thinking team fosters a collaborative culture and offers flexible working, unrivalled opportunities for career progression and the chance to join a growing and already successful business on their extensive growth journey.

Zunikh is a privately-owned developer who deliver high-quality, affordable, and design-conscious residential for-sale schemes, as well as schemes across all sectors. Other current schemes include a 489-bed PBSA development, a 30-acre industrial scheme, and a number of PD schemes. Their developments are often recognised for sustainability, with ESG considerations embedded into project planning from the outset.

Known for creating an inclusive workplace culture that champions personal development and employee wellbeing, they donate 50% of their profits to charity and are driven by a genuine desire to "do good" through the power of the built environment. They are also committed to diversity and inclusion - championing a positive gender balance, neurodiversity, and being disability-positive.

Based in their office in Watford, you will be travelling to sites as needed, on a hybrid basis.

What does your role involve?

  • Leading construction delivery on-site for one of Zunikh's flagship residential schemes and in the next 6-12 months taking ownership of a number of other sites.
  • Running costings and procurement process, as well as tendering to sub-contractors on future projects.
  • Reporting directly to the CEO and COO, and liaising closely with external contractors, consultants, and internal teams.
  • Managing day-to-day site operations, health and safety, and quality control across project lifecycle phases.
  • Overseeing programme schedules and ensuring timely delivery against key milestones.
  • Chairing site meetings, coordinating snagging and handover processes, and leading on resolution of site issues.

What skills do you need?

  • Working knowledge of UK residential construction processes, ideally with experience across both low-rise and medium-rise developments.
  • Track record as a Site Manager, Site Lead or Construction Project Manager within residential or mixed-use schemes.
  • SMSTS, CSCS Black Card and First Aid certifications required.
  • Excellent stakeholder management skills, with the ability to problem-solve and communicate clearly under pressure.
  • Proficiency in project management software and construction documentation processes.
  • A driving license and willingness to travel across the South East and wider UK to sites.
  • Willingness to roll your sleeves up and get involved in the role and business as it grows.
