About the Role
Cobalt is partnered with a major real estate brand to recruit a Senior Building Manager for a flagship Grade A office asset. This is a rare opportunity to lead the operational delivery of a premier, multi-let commercial building in one of the city's most prominent business locations.
With a broad mandate spanning hard and soft services, stakeholder engagement, ESG integration, and FM innovation, this role calls for an experienced leader who can bring operational rigour, exceptional customer focus, and strategic oversight to an asset of scale and prestige.
You will take ownership of the daily running of the building's FM operations, delivering a high-performing and customer-centric environment for occupiers. You will oversee all on-site service partners and manage contractual performance, compliance, and service innovation to industry-leading standards.
Key responsibilities include:

Full leadership of hard and soft service delivery, using KPIs and formal review structures

Oversight of all health, safety, and environmental compliance, including policy implementation and incident management

Ownership of FM reporting including monthly performance packs and contractor reviews

Service charge budget management and procurement compliance

Managing all reactive and planned works through a CAFM system

Chairing occupier meetings and fostering community engagement initiatives

Directing minor projects and supporting national FM initiatives as required
This role requires a senior FM leader with experience managing trophy or high-profile commercial office buildings. You must hold an IOSH General Certificate, and while IWFM membership is preferred, it is not essential. You should have hands-on experience with service charge budgeting and procurement compliance, and a working knowledge of commercial landlord and tenant dynamics. Exceptional communication skills are essential, alongside the confidence and credibility to represent the building to both occupiers and senior stakeholders. Finally, a proven ability to lead site teams and foster a culture of service excellence is crucial to success in this role.
