About the Role

We are seeking an experienced Senior Property Manager to join our high-performing property management team. This role offers the opportunity to manage a select portfolio of luxury, prime residential developments in Central London, working closely with accounts, HR, and senior management.

You will have a hands-on approach to client relationships, service charge management, and site team oversight, while also supporting senior colleagues and assisting with their portfolios as required.

Key Responsibilities

  • Manage a personal portfolio of high-end residential blocks in Central London

  • Conduct weekly site visits and maintain 100% H&S compliance

  • Prepare and run service charge budgets, reviewing expenditure quarterly

  • Ensure arrears are recovered promptly and credit control protocols are followed

  • Oversee recharging of centrally supplied utilities and monitor operational strategies

  • Respond to resident queries within agreed timeframes

  • Support and mentor junior property management team members

  • Analyse and instruct planned/reactive maintenance for MEP equipment

  • Oversee lease compliance and landlord consent applications

  • Assist with macro and special projects such as insurance alignment, contract tendering, and cost-saving initiatives

  • Collaborate with HR on concierge recruitment, standards, and site cover planning

Person Specification

  • Strong experience in high-end residential block management and current legislation

  • In-depth understanding of the London luxury property market

  • Essential experience with new-build developments

  • Skilled in managing service charge budgets and cashflow

  • Proven track record with major works projects and Section 20 consultations

  • Strong compliance knowledge and on-site staff management experience

  • Excellent communication, relationship-building, and customer service skills

  • Proactive, innovative, and able to work independently with confidence
