About the Role

Purpose of the Role

We are seeking a Senior Property Manager to oversee a large residential estate comprising multiple blocks and amenity spaces. This role requires strong leadership, a commitment to delivering exemplary customer service, and the ability to manage both people and properties effectively. The Senior Property Manager will be responsible for ensuring efficient operations, income generation, and client satisfaction as well as management of 2 property managers.

Key Responsibilities

Estate & Property Management

  • Deliver comprehensive property management services to tenants, lessees, and customers.

  • Manage a portfolio of residential units, providing direct management services to occupiers.

  • Liaise with tenants to ensure a positive customer experience and compliance with tenancy agreements.

  • Conduct regular inspections and ensure all service-level agreements (SLAs) are met.

  • Instruct and oversee maintenance and refurbishment works, ensuring procurement procedures are followed.

  • Prepare, implement, and monitor service charge and building budgets.

  • Manage financial reporting, accounts, invoices, arrears collection, and statutory compliance.

  • Handle insurance claims and renewal processes.

Client Relationship Management

  • Develop and maintain strong relationships with clients and their advisers.

  • Provide regular reports, attend site meetings, and respond promptly to queries.

  • Identify opportunities for service improvements and implement new initiatives.

  • Support client objectives through strategic property management planning.

People Leadership

  • Lead and support the on-site team, including property managers and support staff.

  • Conduct regular one-to-ones, appraisals, and training.

  • Ensure professional standards are upheld and company processes are followed.

Skills, Knowledge and Experience

Experience

  • Minimum of 2 years in a client-facing property management role.

  • Experience in team leadership or mentoring.

  • Strong customer service background.

Qualifications (desirable)

  • MARLA, MIRPM, or AssocRICS.
